Managing a rental property looks simple when everything is going right. The real value of a property manager usually becomes clear when the phone rings, the tenant has a repair issue, a lease is ending, or the property needs to be rented again.
A good manager gives the owner one point of contact for the moving parts of the tenancy. The owner can still make the important decisions without having to personally handle every showing, application, maintenance call and follow up.
Tenant placement is only the beginning
Finding a tenant involves more than posting a rental online. The asking rent has to make sense for the current market, the property needs to show well, inquiries have to be handled, and applicants need to be screened consistently.
Once an owner approves a tenant, the lease, move in condition and payment setup all need to be organized before the tenancy begins.
Local vendor relationships matter
Repairs are easier to handle when there is already a list of people you know how to reach. Owners can use their own vendors with our management service, or we can coordinate with contractors we work with. We do not add a markup to the vendor invoice.
It gives the owner time back
Many of our clients own rental property in addition to their regular jobs, businesses and family responsibilities. Others live outside South Florida. Property management lets the owner remain involved without making the rental another full time responsibility.
