Tips for Landlords and Property Managers

Good property management starts before the tenant moves in. A little more work at the beginning of the tenancy can prevent a lot of problems later.

Screen consistently

Review the application, income, employment, rental history, credit and background information using a consistent process that complies with applicable housing laws. A rushed tenant placement can become expensive very quickly.

Document the property at move in

Take clear photos and keep a written record of the property's condition before the tenant takes possession. That gives both the owner and tenant a better reference later.

Respond to maintenance early

Small repairs often become larger repairs when they are ignored. Make it easy for the tenant to report an issue and keep a record of what was requested and how it was handled.

Do periodic walkthroughs

We generally perform a walkthrough around six months into the tenancy. The purpose is not to bother a good tenant. It is to give the owner another look at the condition of the property and catch issues that might otherwise go unnoticed.

Stay ahead of the lease

Do not wait until the last week of a lease to decide what happens next. Review the current rent, the tenant's history and the owner's plans early enough to handle a renewal or move out properly.

Communication matters. Owners and tenants usually handle problems better when they know what is happening and who is responsible for the next step.
